According to a report by consultants Cushman & Wakefield (C&W), new residential project launches in Hyderabad have declined by nearly75 per cent to 1,500 units in the first half of 2012.
The total number of new residential units launched was approximately 1,500 units in first half of 2012.It is very low compared to over 6,000 new project launches during the same period last year in Hyderabad.
C&W states that the dip is due to the to ambiguity in the governmental policy. However, the report states that almost 40,000 residential units will be launched in the market in the next three years. Of the newly launches, nearly 60 per cent will cater to the mid-segment category.
Analysts state that relaxation in land reservation regulation will boost the real estate industry.

It is on recovery path definitely and good times are ahead as the prices have stabilised to a large extent, say the industry leaders. The most hit after the real estate boom were the projects that came with a spacious design, high-end specifications, and naturally a higher price tag.
“Smaller and reasonably priced projects in a good location are doing well and there is no argument about it,” says Bhawarlal Jain, executive vice-president, Andhra Pradesh Real Estate Developers Association.
Mr. Jain points out, smaller apartments with a price tag ranging between Rs.2,300 per sq.ft and Rs.2,500 per sq.ft have been more successful in finding buyers.
Another builder points out that budget housing, with measurements to the tune of 1,000 sq.ft to 1,200 sq.ft and priced at Rs.2,000 per sq.ft or just above is not that badly placed.

Corporators of Greater Hyderabad Municipal Corporation (GHMC) have demanded an amendment of the New Building Rules (GO 86) on collection of 200 per cent property tax from unauthorized buildings and buildings which did not take occupancy certificates from the corporation.
The GHMC council has decided to send a delegation of all floor leaders to chief minister N Kiran Kumar Reddy seeking amendment of the New Building Rules.
Telugu Desam floor leader Singireddy Srinivas Reddy raised the issue soon after the special GHMC council meeting on budget began on Monday. He said the corporation has been collecting 200 per cent property tax from unauthorized buildings and buildings which were not regularized. He said as per the Hyderabad Municipal Corporation Act, only 25 per cent tax could be levied on unauthorized structures.
MIM corporator from Hussaini Alam, Mir Zulfeqar Ali, said the standing committee of the GHMC resolved to collect only 25 per cent additional property tax on the unauthorised structures till they were regularised or demolished by the corporation but not 200 per cent. Another corporator Diddi Rambabu said they would oppose any move to collect 200 per cent tax.
GHMC commissioner Sameer Sharma said as per GO 86, 200 per cent additional tax has to be collected from buildings which did not have occupancy certificate and did not talk about unauthorized structures. He said he had written to the government for amendment of GO 86 on the resolution made by the standing committee.

Struggling to find recovery path after the boom went awry in the last couple of years, real estate Hyderabad has been going through a lean patch and has pinned its hopes on some clarity emerging on the Telangana issue.
The real estate need some clarity and cannot operate with this kind of dilemmas. Uncertainty is just going to kill the prospects of city’s growth and the more the Telangana issue is dragged, more the city’s progress is going to get stagnant,” says K. Ravinder Reddy, chairman and managing director, Janapriya Properties.
Some in the industry are distressed at the property sales dipping further with the Sri kishna Committee report date inching close. “As it is, the sales get affected till Sankranti festival since this period is considered inauspicious for property acquisition. But the T-factor has further affected it,” points out C. Prabhakar Rao, president, Greater Hyderabad Builders Federation.
